McGrath Taylors Lakes opens as Melbourne’s west evolves
McGrath Estate Agents announces the opening of its Taylors Lakes office, 20 kilometres northwest of Melbourne’s Central Business District. Led by Principal Peter Travlos, the office will service an extensive catchment across the City of Brimbank in Melbourne’s west.
Chris Mourd, Head of Franchise for McGrath said, “The opening of Taylors Lakes represents another important step in our growth across Victoria. We are excited to welcome Peter and his team to the McGrath network. Their passion for the local community, combined with the strength of the McGrath brand and platform, creates a compelling opportunity to deliver excellent outcomes for clients and to continue building market share across the region.”
Mr Travlos said, “The City of Brimbank region in which we are located, represents a substantial and evolving market, with our office strategically positioned at its heart. With a diverse residential market and significant future housing and infrastructure investment, the region presents a strong opportunity for a premium brand. Now is the time for us to embrace that evolution and take the next step.
“McGrath has a strong reputation for premium service, relationships led by agents and a more personalised approach to real estate,” said Mr Travlos. “That positioning is particularly attractive to me because I want to build a business based on lasting client relationships, repeat and referral business, and strong local market knowledge rather than simply transaction volume.”
The City of Brimbank includes the suburb of Sunshine, highlighted as a top pick in the recently released McGrath Report 2027. The area is noted for its proximity to the city, its amenities and multicultural character.
McGrath Taylors Lakes will service the area from Calder Park in the north to Derrimut in the south, and from Keilor Downs and Deer Park in the east to Thornhill Park in the west.
Key suburbs include Taylors Lakes, Taylors Hill, Sydenham, Hillside, Kealba, Keilor, Keilor Downs, Delahey, Deer Park, Caroline Springs, Burnside, Burnside Heights, Kings Park, Deanside, Aintree and Fraser Rise.
Planned major projects in the area include improved transport connections, precinct renewal of the Sunshine Superhub* and a new airport rail connection. Brimbank City Council is expected to further support growth and development, with an additional 60,000 dwellings proposed by 2050.**
Mr Travlos said buyer interest is coming from both local and interstate markets. A growing number investors are attracted to the area for its value and favourable yields.
While activity from first home buyers has slowed, Mr Travlos reports emerging interest from aspirational buyers moving into the million-dollar market purchasing their second or third homes.
McGrath Taylors Lakes opens with a sales team of eight, five support staff and 15 auctions scheduled through November.
Mr Travlos said, “Our team stands out through a combination of innovative selling strategies, a strong team culture and a genuine connection to the local community. One of our key points of difference is our in-room auction events, which continue to generate strong competition and outstanding results for our clients, with the 75% average clearance for the past 8 years.”
The property management division of 11 staff will manage 740 properties with plans to expand that part of the business.
“We're taking things to a new level, expanding our reach while staying true to the values that have always defined us: quality, genuine service and an approach that puts people first,” said Mr Travlos.
