Waterfront properties continue to outperform inland prestige housing. In the year ending Q3 2025, almost 30% of all super‑prestige residential sales across Australia’s East Coast were located on the waterfront.

 

While broader prestige markets have experienced modest activity, absolute waterfront super‑prestige sales increased by 6%, reinforcing the strength of direct water access compared with homes adjacent to, or opposite, the water. Queensland now leads waterfront sales activity, followed by New South Wales, reflecting lifestyle-driven migration trends and strong demand for coastal and riverfront living.

 

Waterfront homes deliver significant price premiums

 

Across Australia, waterfront homes are worth an average 86% more than comparable inland properties. Sydney continues to command the strongest premium, with absolute waterfront homes achieving a 122% uplift, underpinned by the global appeal and scarcity of Sydney Harbour frontage.

 

Strong premiums are also evident in Melbourne (43%), Brisbane (59%) and the Gold Coast (82%), highlighting the consistent value uplift attached to prestige homes located on the water’s edge.

 

Harbour, coastal and riverfront property outperform

 

Not all water frontages are valued equally. Harbourfront homes command the highest premium nationally, delivering an average uplift of 125%, driven largely by Sydney Harbour’s limited supply and iconic setting.

 

Coastal properties achieved a 93% premium, followed by riverfront homes at 74%, while canal-front homes recorded a more stable uplift of around 40%, reflecting stronger underlying market performance in canal-rich regions such as the Gold Coast.

 

Private beach access adds a powerful value uplift

 

Properties offering private beach access represent the pinnacle of waterfront living. These tightly held homes have seen their value uplift rise from 44% in 2017 to 71% in 2025, reinforcing their status as rare, blue-chip assets.

 

Scarcity of coastal land, combined with heightened demand for privacy, security and long-term lifestyle value, continues to push prices higher for homes with exclusive access to the sand and sea.

 

Boating lifestyle drives prestige waterfront appeal

 

Australia’s growing boating culture is strengthening demand for waterfront homes with maritime facilities. Two-thirds of super‑prestige absolute waterfront homes sold across the East Coast provided exclusive access to at least one facility, such as a pontoon, jetty, slipway or mooring.

 

With more than 900,000 registered boats nationally and increasing ownership of larger vessels, direct water access has become a defining feature of prestige waterfront living: supporting both lifestyle use and long-term value.
