Prestige Gold Coast Residential | Spring 2026 Report

The Gold Coast prestige property market enters Spring 2026 with strong underlying demand, rising sales activity and continued growth in the ultra-high-net-worth population. Prestige sales have increased significantly over the past year, particularly in the super-prestige segment above $5 million, while rental demand remains strong amid a limited supply of luxury homes. Although price growth has moderated, the market continues to be supported by wealth creation, migration and lifestyle-driven demand.

Market snapshot
The Gold Coast recorded 523 prestige residential sales above $3 million in the year to Q2 2026, representing annual growth of 20% and outperforming the five-year average. The super-prestige market continues to strengthen, with properties above $5 million accounting for 40% of prestige sales, up from 24% a year ago. Super-prestige sales volumes increased 95% over the past year, highlighting ongoing demand from affluent domestic and international buyers.

Prestige property prices
Gold Coast prestige residential property prices increased 2.4% over the year to Q2 2026 despite a modest decline of 0.3% during the most recent quarter. Prestige apartments have outperformed prestige houses over the past five years, recording growth of 35.4% compared to 18.5%. Looking ahead, McGrath Research forecasts prestige property prices will remain stable through the remainder of 2026 before returning to growth in 2027.

Prestige rental market
Prestige rental conditions remain tight, with vacancy rates on the Gold Coast recorded at just 1.5% in Q2 2026. Prestige rents increased 8.1% over the past year, supported by limited rental supply and strong tenant demand. Many premium properties remain held as second homes rather than entering the rental market, further constraining supply. McGrath Research forecasts prestige rents will rise by a further 6% by the end of 2026 and 3% in 2027.

Economic drivers
Several key factors continue to support the Gold Coast prestige market. Australia's ultra-high-net-worth population grew by 32.5% between 2021 and 2026 and is forecast to increase by a further 58.5% by 2031. Meanwhile, the Australian share market delivered 2.8% annual growth and economic conditions remain broadly supportive despite ongoing global uncertainty. These trends continue to underpin demand for prestige residential property and luxury lifestyle assets.

Outlook for Gold Coast prestige property
The Gold Coast prestige market is expected to remain resilient through the remainder of 2026. While price growth is forecast to stabilise in the short term, strong wealth creation, rising super-prestige sales activity and ongoing demand from high-net-worth buyers are expected to support market performance over the longer term. Tight rental market conditions are also likely to continue, contributing to further rental growth and investor interest across the prestige sector.
