EVERY HEADLAND HAS ONE CORNER THAT DECIDES HOW IT IS SEEN. THIS IS WOODY POINT'S. IT HAS BEEN DECADES IN THE MAKING, AND IT IS OFFERED ONCE.

Before the peninsula wakes, the sun comes up over Moreton Bay, with Moreton Island on the horizon, and crosses the open water to a corner where Georgina Street meets Gayundah Esplanade. Nothing privately owned stands in its way. Just the Esplanade, the public foreshore, and then the bay.

The Greeks called the dawn Eos: the goddess who rose from the ocean every morning to bring the first light. This site carries her name because this is what it faces, every morning of the year.

Whatever is built here will have 187 metres of frontage that greets the morning: close to 100 metres (96 metres) facing the bay and the sunrise, 91 metres along Georgina Street in the northern sun. No other site on this headland offers that frontage at this scale. And Woody Point itself is one of the few places in greater Brisbane where the sun rises over open water on one side of the point and sets over it on the other. Eos is on the sunrise side.

Sites like this are not made. They are held for decades. Six titles. One line. One corner. Most assemblies falter before they reach the market: one owner sells early, another holds back, and the block is never offered whole. This one made it. All six titles, offered together for the first time, the largest consolidated bayfront holding offered at Woody Point in more than a decade.

Now picture what could stand here.

A building whose every day begins with the sun coming up over the bay. Where the morning swim is a walk to the jetty and the new beach being built beside it, the evening drink is at the Belvedere's sunset bar over the water, and the humpbacks pass through the bay every winter. Where the upper levels would look over a marine park with several hundred dugongs and around 550 bottlenose dolphins in it, and from approximately 9 metres above ground the outlook opens all the way around. The drone photography, taken from height above the site, shows what the position can offer from higher up: Moreton Island and Bribie Island to the east and north, the Glass House Mountains to the north west, and to the south the Port of Brisbane and the city skyline. What each floor sees will depend on the design a purchaser secures.

This is not an apartment brochure. It is the landmark the brochures will be written about.

Whoever builds here builds the icon people point at from the water. The building that lures people who left back home. The one that makes people forty minutes away in Brisbane decide that this is where they want to live. The developer who takes Eos on has the chance to shape how Woody Point is seen, from the water, from the Esplanade and from everywhere else, and to set the benchmark for everything built on this coastline after it.

Somebody is going to be the one who built on the corner of the headland. When it is finished, one question will be asked up and down this peninsula: who built that? The answer belongs to whoever reads this and moves before 4:00pm AEST on Thursday 12 November 2026.

The Facts:

40-48 Gayundah Esplanade and 1-3 Georgina Street, Woody Point. Six freehold titles in one line, 5,074m2 in total. Close to 100 metres (96 metres) of eastern bay frontage to Gayundah Esplanade, 91 metres of northern frontage to Georgina Street, the north east corner between them, 187 metres in all. No privately owned land between the site and the water; the foreshore is public reserve. Clear of the flood, storm tide and erosion overlays, with no easements on Council's cadastral layer. Two street frontages mean that, subject to design and approval, basement and service access could come from Georgina Street and the whole Esplanade frontage could be kept for the building itself.

Tydal, the sold out 175 apartment development, is a 450 metre walk along the Esplanade. Woody Point Jetty, and the new beach being built beside it for 2027, are a 900 metre walk. The Belvedere Hotel is a short walk. Redcliffe Hospital is about three kilometres away; Kippa-Ring Station, with direct trains to the city, about four. Brisbane's CBD is about forty minutes away, and the airport about twenty five.

Eos is offered by Expressions of Interest. The campaign opens on Thursday 1 October 2026 and closes at 4:00pm AEST on Thursday 12 November 2026. No price is published, and the owners reserve the right to accept an offer before the closing date. Register with Jonathan or Harrison for the Information Memorandum; qualified parties receive the data room against a confidentiality acknowledgment. Site inspections are by private appointment and must be accompanied; we will walk both frontages with you. Please do not approach the occupants.

There is no second chance at a corner like this. Once built on, it does not come back.
