I would like to say how extremely pleased I am with not only the result of the sale of my home but the manner in which you handled the sale from the outset. Firstly, you achieved in 4 weeks what 3 other high profile agents couldn't achieve in 2 years. Your communication skills kept me informed at all times and I was never left wondering. When you found a potential buyer, you didn't let them go. It was like you were selling your own home. I must say that I am very impressed with your approach to selling and would highly recommend you to any vendor. Once again, thank you for achieving a great sale in an extremely difficult market and I look forward to dealing with you again in the future.
To Whom it May Concern,
RE: 8 Bayview Hill Road, Rose Bay
Please allow this letter to serve as a recommendation for Andrew Livingston of McGrath Estate Agents.
In October 2011 Andrew marketed and sold our Rose Bay property. The house had been in the family for over 55 years so it was very important to us that the campaign be handled professionally and competently. It gives me great pleasure to say that an extremely satisfying result was achieved.
Andrew was the consummate professional, his work ethic was second to none and he handled all aspects of marketing, showing the house and finally the auction with sensitivity, good humour and optimism.
I have no hesitation in recommending Andrew as an agent for any Real Estate requirements.

Now that the excitement of the past few months has died down somewhat, I wanted to take an opportunity to thank you for the remarkable job you did for us.
Our beautiful home “Amaroo” had been in the family for 55 years and so when the time came for my brothers and sister and I to sell, we really wanted to make sure we did the “old girl” justice.
From the first moment of dealing with you, we knew we were in the right hands.
Your empathy and professionalism were a godsend. The marketing campaign and general advice we received from you was spot on and we were only just discussing the other night how in hindsight we would not have changed a thing about how the campaign was run. By the time the auction night came around we were sure that you had found every possible interested buyer and to get a result on the night, especially in such difficult financial times, was a real testament to your experience and tenacity.
Thank you so much for the time, effort and heart you put into our sale and I look forward to working with you again in the future.
With kind regards,
I can't thank you enough for the tact and sensitivity that you have exhibited over the past 6 weeks. This was never going to be an easy process - but I never felt under pressure, or lied to by any of you.
Again, thank you for making the process flow in such a seamless way.
Much love to you all.
Andrew was a delight to work with and I think the chemistry, straight forward, considered and united approach was reflected in the number of contracts out and the end result achieved.
I probably should not say this but on the way home last night i thought of the likely scenario had some of our competitors been appointed (one in particular). Instead of a win/win it could have been a lose/lose with alot of stress involved.

It gives me great pleasure to write on behalf of Andrew.
I was recently involved in a project that had to be sold due to the closure of a syndicate which had purchased two North Shore properties with the aim of constructing 23 executive apartments.
The properties were purchased at the height of the market and perhaps at a somewhat inflated price. Many obstacles were experienced with the local Council which lead to proceedings in the Land and Environment Court. Ultimately a less than favourable D.A was approved.
Due to, what had become a dysfunctional syndicate I pressed for sale of the property and as such made contact with Mr Livingston. Andrew understood the task set was a difficult one especially as the market had now become quite difficult due to the Global Financial Crisis.
I am pleased to report that a sale was achieved due entirely to the time effort and professional approach used by Mr Livingston.
I have no hesitation in recommending him to you.
We engaged Andrew Livingston in November of 2012 to sell our house. From the outset, Andrew’s direct and straightforward approach impressed us. While many agents profess to be honest, our experience in the past was to be told to expect a price significantly higher than what we actually achieved.
Andrew gave a clear estimate, worked hard from day one and achieved exactly what he had said he would in record time of 6 weeks, including the very slow Christmas period. We achieved an excellent price in one of the most difficult and slowest periods for property prices experienced in Sydney’s east.
Andrew is direct, forthright and, most importantly, fun. These unique characteristics in his industry are appealing to both sellers and buyers, creating an unexpectedly pleasant experience!
Since the sale, Andrew has maintained contact, happily provided thought and insight into the industry and never, ever, ever been pushy.
I would recommend Andrew to anyone considering selling their house.
Thank you for all your assistance with the sale of our house at 24 Windsor Street, Paddington.
When I approached you, we were in a rush to sell as we had already purchased another property. You and your colleague, Fraser Turvey, immediately set up an excellent campaign and all of the people concerned, including the photographer and designer, were extremely professional and we were very happy with all of the publicity for the sale. Your work in obtaining interested clients from the McGrath database and at the mid-week and Saturday inspections was first-class. The fact that we were able to sell for a good price before auction was a great help to us.
Irene and I thank you and Fraser for an excellent campaign and a great result.
